Dubai Land Department Power of Attorney: What to Prepare Before You Use It

A Dubai Land Department power of attorney is a document that lets someone you trust deal with your property matters when you cannot be there. We draft your POA in Arabic and English, and our in-house notary public notarises it in person, online or on a home visit. The Land Department then relies on what the document says, so the wording matters more than the stamp.

WhatsApp or call +971 52 947 5935 and tell us what the agent must do.

At a Glance

The POA must name the exact act, such as selling or mortgaging a property.

It is signed before a notary, who checks identity and applies the seal.

A notarised instrument in Dubai is in Arabic or comes with a certified Arabic translation.

There is no general legal validity period. The term is whatever the document says.

Revoking a POA through the Dubai Land Department is listed as a free service.

Special Power of Attorney for Property: Name the Act

The most common reason a property POA is refused is wording that is too general. Under Federal Decree-Law No. 25 of 2025, an agency in general terms gives the agent only acts of management (Article 871(1)). Any act beyond management and preservation needs a special agency that names the act. Article 870(1) lists donation, sale, settlement, mortgage and acknowledgment among them.

So a POA that only says "handle my property" will not carry a sale. It must say what the agent may sell, mortgage or sign. You can read the law on the UAE Legislation portal.

For the full guide, see our page on power of attorney for property in Dubai. If the property is rented out and you only need someone to run it, read power of attorney for property management. The difference between the two is covered on general and special power of attorney.

Steps to Get the POA

Tell us the property, the agent and the acts.

We draft the POA and prepare the Arabic and English text.

You review it and fix any detail before you sign.

You sign before our in-house notary public, who checks your identity, capacity and consent and applies the seal.

You hand the notarised POA to your agent.

If you are abroad, you can also sign remotely. See power of attorney from abroad for use in the UAE. The UAE is not a party to the Hague Apostille Convention, so a foreign document is attested in the issuing country and then by MOFAIC.

Watch for

Mistakes to Avoid

  • Wording too general for the act, such as a sale or mortgage.
  • Leaving blank fields to fill in later.
  • Spelling a name differently from the ID.
  • Signing before the notary appointment.
  • Using a foreign document without its attestation chain.
  • Forgetting to cancel a POA you no longer want.

How to Revoke a Power of Attorney

An agency ends when the work is done, when its term expires, or on the death or loss of capacity of the principal or the agent (Article 897). The principal can also revoke it (Article 898). The Dubai Land Department lists a request for revocation of power of attorney as a free service. Our guide to cancelling a power of attorney in Dubai shows the steps.
