How to cancel a power of attorney in Dubai
To cancel a power of attorney in Dubai, you revoke it at a notary and then tell your agent and any office that holds a copy. UAE law lets the principal revoke or restrict an agent's authority at any time, with two exceptions. Cancel a POA in four steps
Find the POA.
Note its date, the agent's name and the acts it gave.
Sign a cancellation before a notary. We draft the wording, in Arabic and English, so it names the exact POA you are ending.
Notarise it.
Our in-house notary public checks your ID and consent and notarises the cancellation.

Why telling people matters
A cancelled POA can still be used by an agent who does not know. The law treats an agent authorised for litigation differently before and after they learn of their dismissal: acts done before they know remain effective, and acts after they learn make them liable (Article 902). So do not stop at the signature. Send a copy of the cancellation to the agent, and to the bank, the property office, the court or the buyer that holds the old POA.

Cancelling at the Dubai Land Department
The Dubai Land Department runs a service named "Power of Attorney cancellation notarization application". It lets a person notarise the cancellation of a POA they issued, so the agent cannot act on it. The department lists it as a free service, handled at its main headquarters with Dubai Courts as partner. It asks for an electronic copy of the UAE ID for both principal and agent, or a valid passport for a non-resident foreigner.
You can use that route, or ask us to prepare the cancellation. If the POA was used for a property matter, tell us and we tell you which fits.
When you may not be able to cancel
- A POA that protects a third party's right, or was given for the agent's benefit, may need that person's consent.
- A POA already used is not undone. The cancellation stops later use only.
- A POA ends by itself when the job is done, its term ends, or the principal or agent dies or loses legal capacity (Article 897).

Questions about cancelling a power of attorney
Can I cancel a POA at any time?
Yes, unless it involves a third party's right or was issued for the agent's interest (Article 898).
Do I have to pay the agent if I cancel?
Possibly. If you revoke at an inappropriate time or without a good reason, you may need to compensate the agent for damage (Article 899).
Can I cancel a POA made abroad?
Yes, but the cancellation must reach the offices in the UAE that hold the old POA. Contact us with the details.
Does the agent need to sign the cancellation?
No. The principal revokes. The agent should be told, and we help you send the notice.
Can I cancel it online?
Ask us. Federal law allows a notary to use IT tools, and the receiving office decides what it accepts. We tell you what fits your case.
