Why notify the agent and others
Four articles of Federal Decree-Law No. 25 of 2025 explain why the notice matters:
- Article 144 says that where the representative and the person dealing with them both do not know the representation has ended when they contract, the contract's effects still attach to the principal or successors. So the people who might act on your POA should know.
- Article 902 covers an agent authorised for litigation: if such an agent acts within the agency after learning of dismissal, they are liable, and if they act before learning, the act stands.
- Article 899 says the principal must compensate the agent for damage from revoking at an unsuitable time or with no acceptable reason. Revoke thoughtfully, and ask a lawyer if the agent may claim.
- Article 903(2) provides that revoking the main agency revokes sub-agencies derived from it by virtue of law. Article 897 lists other ways an agency ends, such as completed work, expiry of its term, or the death or loss of capacity of the principal or agent.

The Land Department service
The Dubai Land Department has a service called power of attorney cancellation notarization, meant to stop an attorney acting. It is a free service, needs an electronic copy of the UAE ID of the client and the attorney (or a valid passport for a non-resident foreigner), and is delivered at the Land Department main headquarters with Dubai Court as partner. Watch for
Mistakes to avoid
- Telling only the agent and forgetting the bank or buyer.
- Quoting a rule from the old Civil Code. The current law is Federal Decree-Law No. 25 of 2025.
- Revoking a POA that protects another person's right without checking Article 898.
- Not saying which POA is revoked, by date and number.
- Believing the notice is a court order. It is not.

The law text we read sets no required method or form. Article 144 and Article 902 show why the agent and others should know.

Is cancellation valid if the agent is not told?

Do I need to publish it in a newspaper?
