Legal notices
Legal Notice in the UAE
The short answer
A legal notice UAE landlords, tenants, companies and principals send is a written demand to another party, with a date and a clear request, signed before a notary public. We draft your notice in Arabic and English, our in-house notary public notarises it at our Business Bay office, and it is served through the notary. You can sign in person, online or at a home visit.

At a glance
Call or WhatsApp +971 52 947 5935 with the lease, contract or power of attorney the notice is about. Service is available 24/7.
Four notices most people ask for: eviction, unpaid rent, breach of contract and cancelling a power of attorney. Each has its own page below.
Every notice is written in Arabic and English, so the other side and any court or tribunal can read it.
Our in-house notary public checks identity and consent, then notarises the signed notice.
A legal notice is from AED 2,000. The government fee is separate and we confirm it before you pay.
A notice is not a court judgment. It records what you asked for and when.

What a legal notice is
In Arabic it is often called an inzar adli. The federal notary law lists drafting and notarising "notices, warnings and objections" as a notary task (Federal Decree-Law No. 20 of 2022, Article 4(7)). That decree-law leaves local courts' notaries to local law. In Dubai, notaries public work under Dubai Law No. 4 of 2013, and the Dubai fee schedule lists attestation of a legal notice among their services.
Most notices carry the same parts:
- who is sending it and who receives it;
- the lease, contract or document it comes from;
- what happened, in short numbered points;
- one clear demand, such as pay, perform, vacate or stop acting;
- a deadline, and a calm line on what you may do next.
Side by side
When the law names a notice
Some websites say a notice must come before every case in Dubai. We do not say that. The law text names a notice in these cases:
| Case | What the text says | Where |
|---|---|---|
| Unpaid rent before the lease ends | Eviction is possible if the tenant has not paid within 30 days of service of a notice asking for payment | Law No. 26 of 2007 as amended by Law No. 33 of 2008, Article 25(1)(a) |
| Eviction when the lease ends | Written reasons at least 12 months before the eviction date, by notary public or registered mail | Article 25(2) |
| Writ of debt (payment order) | The creditor first serves a payment notice giving at least five days | Civil Procedure Code, Article 144(1) |
| Compensation for breach | Compensation is not due unless the debtor was formally put in default, unless the law or agreement says otherwise | Civil Transactions Law, Article 337 |
| Ending an agency | The law protects a person who deals with an agent without knowing the agency has ended | Civil Transactions Law, Article 144 |
Outside these cases a notice can still be a sensible first step, and your own contract may have a notice clause that you must follow.
Step by step
How your notice is notarised and served
You send the facts.
The lease or contract, IDs, and what you want the other side to do.
We draft in Arabic and English.
Arabic is the official language of the courts (Civil Procedure Code, Article 5(1)). We use a legal translator registered with the UAE Ministry of Justice for the Arabic text.
You check it.
Every name, date and amount is yours to confirm before signing.
You sign before our in-house notary public.
At Business Bay, at your home or office, or online where the notary accepts remote signing. We tell you before booking whether your notice can go that way.
The notice is served through the notary.
For tenancy notices the law names two routes, a notary public or registered mail. We take the notary route.
You keep the file.
The notarised notice and the proof of service are what the Rental Dispute Center asks for in an eviction case.
Dubai law allows notary work by digital processes, under rules set by the Director of the Courts (Law No. 26 of 2021). For online notary work in general, see our e-notary page.
Checklist
What to bring
What to bring
- Emirates ID or passport of the sender, and of the signatory for a company.
- Trade licence and proof of signing authority, for a company.
- The lease with its Ejari details, or the contract, invoice or POA the notice is about.
- The name and address of the person receiving it, plus email and mobile if known.
Watch for
Mistakes to avoid
- Using the wrong period. The 30 day notice for unpaid rent and the 12 month notice at lease end are different things.
- Sending only a chat message where a law names the notary or registered mail.
- A vague demand, with no amount, date or clause.
- Citing the old Civil Code. Agency and contract rules now sit in Federal Decree-Law No. 25 of 2025.
- Filing a case before the notice period has run.
Fees
Cost
A legal notice UAE fee has two parts, ours and the government's.
| Item | Amount |

| Legal notice: drafting, Arabic and English, notarisation and service | From AED 2,000 |
| Government fee | At cost, confirmed with you before you pay |
All service prices are starting prices and are negotiable. Government fees are paid on top, at cost, exactly as the authority charges them. We confirm your final price before you pay. See the pricing page for other services.

How we help
How we help
We serve clients across the UAE, in all emirates. Several tenancy rules on these pages are Dubai's, and other emirates have their own rules, which these pages do not cover. Our in-house notary public sits at our Business Bay office. We offer in person, online and home visit notary public services in Dubai and the UAE, 24/7 through appointments and WhatsApp. If your notice concerns a power of attorney, our power of attorney services cover the document itself.
Questions
Questions about legal notices
Is a legal notice needed before going to court?
Not in every case. The law text names it for tenancy claims under Article 25, for a writ of debt and for compensation after a breach. Ask a lawyer about your own claim.
Can I send a legal notice without a lawyer?
The notary law lets a notary draft and notarise a notice at the request of the persons concerned. You can ask us to draft it and take it to the notary yourself.
Can a notice go by email or WhatsApp?
The tenancy law defines a notice as one sent through a notary public, by registered mail, by hand or by other technological means the law approves. For eviction notices, Article 25 names the notary or registered mail. Use the route the law names for your claim.
How much does a legal notice cost in Dubai?
Our service starts from AED 2,000. The government fee is separate and we give you the current figure before you pay.
What if the other side ignores the notice?
That depends on your claim and the court or tribunal. A notice is not a court judgment and does not decide anything. It is your dated record that you asked.
